Given the chance to purchase the house next door, these Cape Cod homeowners jumped first and asked questions later. When it came time to answer the questions, they turned to us and that is when the fun began.
Looking to create a buffer from a busy parking lot, maximize the new space for entertaining, and celebrate the incredible sunsets, my team began by creating a blank slate. To that end, we coordinated the demolition of the house and driveway on this adjacent lot. From there, our 3D modeling studied existing conditions, elevation changes and sight lines to assure privacy as well as interior views of the gardens and sunset. Next, we coordinated with survey, civil engineering, and environmental consultants to understand the regulatory restrictions on coastal floodplains and dune conservation.
With the local permitting process behind us, we turned our attention to expanding livable outdoor space. Three patios were created – one for dining, one designated for seating and a firepit, and one with a grill, outdoor shower, and trash storage – using a variety of materials such as granite, bluestone, and cedar. Having sorted out usage, we moved on to consider the property’s coastal climate with the wind, salt, and arid soil conditions. In keeping with the unique ecology and topography of the site, we installed resilient, indigenous plants in large swaths that echo the dunes and bay beyond. Through this project, we heightened the vacation experience of the owners, satisfied a range of regulatory agencies, and enhanced the beauty of this stunning Cape property.
